Buying a home or piece of property is an exciting experience. In North Carolina, the process usually begins with an executed Offer to Purchase Contract. The contract must contain a property description, price and terms of the sale. We recommend working with a qualified real estate agent/broker if you are not familiar with this process.
Once the property is under contract, we as the closing attorneys, perform title searches (determine if there are pending loans, liens or other encumbrances on the property), hold certain funds in trust/escrow, obtain title insurance on the property and prepare documents to convey the property from the seller to the buyer. Once all necessary documents are signed and complete, we record the deed and deed of trust (if applicable) at the register of deeds and issue a final title opinion to the tile company.
We work closely with Buyers, Sellers, Real Estate Agents/Brokers and lenders to make the transaction as seamless as possible for all parties involved. The process is slightly different for each and every transaction and we work hard to ensure the process is smooth and easy.
